Mill Pond PROFESSIONAL CENTER

Mill Pond Professional Center is a collection of individually owned office/professional buildings currently under development. It is located in the dynamic State Road 54/New Port Richey area (view site map . 72kb). The site will have access through the current retail on the parcel from State Road 54 as well as 1 large marquee sign. The site is in immediate proximity to numerous residential communities as well as only 1.6 miles West of the new hospital, The Medical Center of Trinity.

The principals of the Developer of the property, have forty years of collective experience developing commercial property and currently manage the construction of over 100 office buildings in Pasco and Hillsborough Counties.

The site as currently configured has 9 individual buildings ranging from 2.250 sq/ft up to 5,000 sq/ft, which can of course be combined to meet additional square footage requirements. As the site is zoned Commercial 2 (C2) each building has endless possibilities including office, medical, professional as well as retail.

Mill Pond Professional Center has completed 6 of the 9 buildings and has 1 currently under construction. We feel that we have done this with great success, with 11 out of the 14 completed units occupied by tenants and more prospects on the horizon. Executive Suites
We currently have individual offices that we lease out inside our units. Our executive suites include trey ceilings, crown molding, recessed lighting, generous signage, keyless entry, locked individual offices, conference room, refrigerator and break room, conference room, and a beautiful furnished waiting area.

All executive suites include all utilities including internet and range from $325-$500 per month depending on size. All prices include tax.

We are currently seeking tenants that would mix well with some of these trades including a Gynecological Oncologist, Pediatrician, Gastrointerologist, a lab similar to a Quest Diagnostics or Lab Corp, a local pharmacy and many others.

Building interiors can be constructed to your exact specifications to yield maximum value for your occupancy dollar. Our generous interior allowances go a long way towards creating that special environment in which to conduct your business. . These buildings offer additional exterior upgrades such as the beautiful barrel roof as well as decorative spiral columns and a 2 foot roof overhang versus the standard one foot. The feature that stands out the most on this site is the decorator picked colors. This site is also for lease at $15.50 sq/ft triple net. The estimated pass through charges are $3.25 sq/ft per year. The current lease prices, sizes available and terms are as follows:

  • 1,250 sq/ft : $1,615/month base rent

  • 2,000 sq/ft : $2,583/month base rent

All impact fees for general office use will be paid.

Escalations: Yr 2-four percent, yr 3-5 three percent per year.

Specifications for Tenant improvements:

  • Permitted architectural and engineered plans as required for standard general or medical office space
  • Build out of all rooms, reception, waiting rooms & closets including finished walls, textured and painted (2 coats)

  • All mechanical AC requirements including ducts, vents, returns as required per TI plans

  • Doors, door hardware and baseboards
  • Reception desk build out made of finished wood and formica counter top
  • Flooring includes $2.75 sq/ft flooring allowance
  • $1500 for all cabinetry per unit (1,250 sq/ft) including counter tops
  • Providing drops (rough in) phone & cable/data and alarm lines. Excluding hardware cost.
